Coverage For Your Roof Included In Home Insurance

By Mats Sumellin

Do you know what kind of roof is on your home? How many more years until it will need replacing? Most people don't think about their roof, until something happens to it; shingles can be swept away during a windstorm, or a leak could happen, letting water in. Here are a few of the most popular types of roofing materials:

Asphalt shingles, which are easily installed and are a good inexpensive option. It's fire resistant, easy to repair, and come in many colours and styles, with varying life span options and prices. 20 years is the typical life expectancy for these.

Shakes or wood shingles are highly valued due to their desirable appearance, and long lasting protection. A woof roof will last up to 25 years when they are maintained properly and installed correctly. This material only has a Class C fire rating or none at all. Have a look at the building codes in your city. Your rating could be bumped up to a Class A if they are treated with a fire-resistant material.

Tiles made of clay or concrete are highly popular as there are many styles available, a variety of colours, and they are fireproof so that makes them a safe option. They typically last for 30 years, and are highly durable, with little maintenance required. Extra framing may be required with these tiles, as they add extra weight to the roof.

Tar and gravel roofs work best when the roof has a low slope to it. It consists of layers of asphalt and tar paper that are fastened to the roof surface with molten asphalt applications. The layers are laminated and then covered with gravel to hold them down and protect against UV degradation. The life expectancy for this type of roof is 20 years.

Metal roofs do well in country that has heavy annual snowfalls. The risk of the roof collapsing from snow weight is low since these roofs tend to shed snow. When properly installed and maintained, metal roofs will last 30 years or more. In addition to its longevity, metal shingles are much lighter than most materials and very resistance to adverse weather.

Maintain your roof

No matter which material your roof is made of, inspecting it annually can add many years to your roof's longevity. Asphalt shingles could have worn granulars, or curled edges and cracks, so have a look for these signs of wear. Hire someone who is qualified to remove snow from your roof if you have heavy snowfall in the winter months. This will help keep water from entering the house. Your home's eavestroughs should be checked periodically throughout the year to make sure that debris isn't building up. Taking these easy steps yearly will benefit you greatly in the future, as your roof will have increased longevity.

Look over your current home insurance policy annually

Home insurance is a basic necessity to protect a homeowner if an emergency occurs. Normally included in these policies are wind damage, hail, snow or ice weight damage, and falling objects, to name a few examples. Wear and tear is an example of losses that wouldn't be covered by your policy. If your roof is not properly maintained, or it is of considerable age, your insurance may only cover part of the damages, and may not cover any damage at all. Depending on the policy, there are different payments for damages, and you could receive depreciated value or actual cash value of the roof, and some policies replace or repair the entire roof.
